Pull two real estate trackers in the same week of August 2026, both drawing from the same Oro-Medonte MLS pool, and you'll get two different market measures. One puts the average sold price at $969,000, down about 1 percent from August 2025. Another, updated within days of the first, puts the average listing price at $1,088,071. Neither number is wrong. Both are describing the same 610 square kilometers of township.
Neither measure tells the whole story. "Oro-Medonte" isn't one housing market. It's at least six, stitched together under one township name, one set of municipal services, and one MLS feed that treats a ski-resort condo and a Lake Simcoe estate as the same category of thing. If you're comparing Oro-Medonte to another Simcoe County community using a single average, you may miss how much prices vary from one part of the township to another.
Six Communities, One Municipal Address
Shanty Bay, Horseshoe Valley, Hawkestone, Craighurst, and Sugarbush all fall under Oro-Medonte's borders. Each has its own price band and local features that draw buyers, with little overlap among them.
| Community | What it actually costs | What draws buyers | The fact that explains it |
|---|---|---|---|
| Shanty Bay | Waterfront estates commonly run $1.5 million to $3 million, with a small number of Ridge Road West listings priced in the eight figures | Historic Lake Simcoe frontage and downsizing options | Settled in 1830 by Lt.-Col. Edward O'Brien, with St. Thomas Anglican Church still standing in the village core |
| Horseshoe Valley | Resort condos from roughly $359,000, custom chalets above $2 million | Ski-season second homes and rental income | Freed Hotels and Resorts owns the hill, and close to a quarter of Horseshoe Valley owners enroll their unit in the resort's rental program |
| Hawkestone | Village and inland homes averaging roughly $1.26 million to $1.38 million, private Simcoeside waterfront lots at $2 million and up | Lake access without Shanty Bay's price tag | A public boat launch sits blocks from lots that carry no lake frontage at all, and that single distinction can swing price by hundreds of thousands within the same hamlet |
| Craighurst | New construction from roughly $1 million, resale farmhouses and country properties nearby | Highway 400 access and nearby Copeland Forest | A four-corners hamlet of about 300 residents is absorbing a subdivision that, once built out, will outnumber the town it's named after |
| Sugarbush | Custom homes on wooded acreage, averaging near $1.2 million | Privacy over proximity | The lot is the product. Square footage of the house matters less than the size and seclusion of the land it sits on |
Moonstone sits below all of these on price and has its own local market dynamics, which are a topic worth their own conversation rather than a line in this table.
How a Handful of Estates Bend the Whole Number
Averages break when the underlying sample is lopsided, and Oro-Medonte's is about as lopsided as it gets. A handful of Ridge Road West estates in Shanty Bay, some listed north of $17 million, pull any township-wide average dramatically upward the moment they enter a data set, even though they represent a tiny fraction of the year's transactions. At the other end, Horseshoe Valley's resort condos start under $360,000 and drag the same average back down. The swing is large enough that the same tracker that reported a $969,000 average sold price also reports a $1,540,000 average listing price for the identical township, depending only on whether the calculation counts closed sales or the current asking prices sitting on the market.
Neither figure tells you what a buyer looking for a detached family home in the $700,000 to $900,000 range will actually find. That buyer might see a township-wide average above $1 million and conclude Oro-Medonte is out of reach, when in fact several of its communities sit comfortably under that number. The average is limited as a guide. It answers a question that may not match what you want to know.
The Line That Moved on January 1
Here's a wrinkle that didn't exist a year ago and won't show up on most listing sites yet. On December 11, 2025, Bill 76, the Barrie-Oro-Medonte-Springwater Boundary Adjustment Act, received Royal Assent in the Ontario legislature. Effective January 1, 2026, a strip of land bordering the Shanty Bay rural settlement area, described in the township's own transition materials as running east of Penetanguishene Road, south of Gore Road, and west of Line 1 South, officially became part of the City of Barrie.
Oro-Medonte received $10,155,000 in compensation for the transfer, calculated at $15,000 per developable acre, which the township has described as the highest per-acre value negotiated anywhere in the province for this kind of adjustment. The parcel involved amounts to roughly 1,129 acres, or about 0.8 percent of the township's total land area. Small in percentage terms, but it sits directly adjacent to one of Oro-Medonte's most expensive communities.
What that means for a buyer: if you're comparing property tax trajectories, zoning flexibility, or long-term development risk between "Oro-Medonte" and "Barrie" listings near this boundary, the comparison you're running may already be out of date. Land that was Oro-Medonte a year ago is now Barrie, subject to Barrie's official plan and, eventually, Barrie's zoning bylaw once the transition period closes. The Township of Oro-Medonte's boundary expansion page and the full text of Bill 76 both spell out the transition terms if you want to check whether a specific parcel is affected.
When Your Mailing Address Doesn't Match Your Municipality
A second friction point, smaller but easy to trip over: Oro-Medonte's own economic development page lists the Craighurst business address as "3232 Penetanguishene Rd, Barrie, ON L4M 4Y8," despite Craighurst sitting inside Oro-Medonte Township, not the City of Barrie. This isn't the boundary adjustment. It's a much older postal quirk, where Canada Post assigns a mailing city based on delivery routing rather than municipal boundary.
Craighurst itself is worth watching closely regardless. Local reporting in early 2024 described a subdivision, then planned at 400 units with an additional 130 announced shortly after, arriving in a hamlet that had roughly 300 residents when current business owners moved there. Once complete, the development will house more people than the town had residents a few years ago. If a listing's mailing address says Barrie but the legal description places it in Oro-Medonte, check the boundary transfer described above before comparing taxes or services. The address on an envelope and the municipality on a tax bill are not always the same thing, and conflating them is an easy way to misprice a comparison.
What This Means for Your Search
Stop asking what Oro-Medonte homes cost on average. Ask what a specific corridor costs, because the answer changes by the block.
If lake access matters, don't stop at "waterfront." Ask whether the lot carries private Simcoeside-style frontage or sits near a public boat launch with no frontage at all, since that single distinction can separate two Hawkestone properties by hundreds of thousands of dollars. If you're eyeing Horseshoe Valley for rental income, treat the roughly one-in-four owner participation rate in the resort's rental program as a baseline expectation, not a guarantee. If you're weighing a purchase near the Shanty Bay boundary against a comparable Barrie property, confirm which municipality currently services the parcel before you build a tax comparison on outdated assumptions.
A township-wide average, whether based on sold or asking prices, doesn't tell you what your street will cost.
If you're trying to figure out which of Oro-Medonte's communities actually fits your budget and your reasons for moving, that's a conversation worth having before you fall in love with a number that may not apply to the corner of the township you're actually looking at. Tait Realty works these communities block by block, not township-wide, and can walk you through what a specific price point buys in Shanty Bay versus Craighurst versus Sugarbush before you make an offer based on an average that was never built for your search.
